A Guide On Residential Drafting And Design

Posted on: 16 October 2020

Most people get excited once they secure sufficient funding to build their dream home. Proper planning will ensure a stress-free experience as you construct the house. A critical component of the planning process is drafting and design. Read this article for some residential drafting and design tips.

Work With An Experienced Draftsman

You will find numerous design software programs on the internet. However, residential design is not a DIY project. When hiring a drafter, check his or her portfolio, experience and customer reviews to ensure that he or she can handle the project. The designer should assess the local building code and zoning regulations to identify any restrictions on residential developments. For instance, the laws could prohibit you from constructing a house with more than one storey. Further, he or she will inspect the site to understand the soil structure and identify drainage problems. The draftsman will develop the building blueprints and take them to the local council for approval.

Space Versus Functionality

During your initial consultation, the draftsman will want to know what kind of house you want. For instance, how many bedrooms will the home have? How many bathrooms do you need? What are the sizes of the kitchen area and the living room? Do you require extra rooms such as study areas and theatres? The draftsman will check the size of your plot to know what size of house to build. You will have to weigh in on several options if you have a small parcel of land. Your home could have multiple floors above and belowground. Alternatively, you could forego some of your suggested features.

Architecture

How do you want the exterior of your home to look? Modern designs have a box-like or rectangular design. You could also opt for neoclassical, Victorian, renaissance, or ranch-style designs. You also need to think about construction materials. Other than the traditional wood and brick, you should also consider modern materials such as extended polystyrene.

Interior

Below are some interior design tips:

  • Do away with walls to make the house look spacious. For instance, an open plan combines the living room and the kitchen.
  • Incorporate natural light by installing skylights and large glass windows.
  • Guest rooms should be secluded to give visitors a feel of privacy.
  • Quality fixtures such as wooden floors and marble surfaces will significantly enhance your interior.
  • The house should have sufficient storage space. Homes cluttered with clothes, books and utensils are not appealing.

Remember to include recreational areas such as decks, gazebos and patios to your residential design. Additionally, the property should have sufficient parking space.

Improving Your Home One Step at a Time

If you own a home, you will understand how much work is needed in order to keep a property in good condition. My name is Mark and I live in Syndey, Australia with my wife and our kids. Because we both work full-time, my wife and I find it very difficult to find the time to carry out the renovations and repairs that our home needs. I have been lucky enough to be able to find a contracting company which have sent out men who were able to help us to keep our home looking great. They have taught me an awful lot which I would like to share with you here.
